
Infrastructure Constraints Are Blocking Housing Supply
Recent RNZ coverage of water connection constraints in Waipā has highlighted a wider issue facing housing supply in New Zealand.
Development does not happen simply because land is zoned for housing.
Projects also need infrastructure capacity.
That includes:
water
wastewater
stormwater
power
roads
access
council processing capacity
Assured Property has seen similar issues first-hand in Hamilton, where wastewater constraints have prevented otherwise viable inner-city development sites from proceeding.
These constraints create real costs.
They delay housing.
They tie up capital.
They increase risk.
They reduce supply.
And eventually, those costs flow through the wider housing market.
If New Zealand wants more homes built, infrastructure needs to be planned, funded and delivered properly.
